Abstract: | 本次論文研究擬從投資人應如何找出影響房地產價格的關鍵因素,做出最佳房地產區域佈局之投資決策,且分析資料範圍將以臺灣 2008 年投資房地產最具話題性的臺中市七期重劃區,對照投資人當下從未納入考量,因長期給人居住環境不佳、地區發展落後且居民素質參差不齊之外圍或邊陲(衛星城市),新北市土城及蘆洲之迄今漲幅作為對照組差異比較。 蒐集數據,經價格實質漲幅的結果顯示,顛覆了大部分投資人的觀念,當大部分投資人於十多年前進場選擇房地產區域時,對於根本不上心的區域投資,如土城、蘆洲,現今漲幅遠超過當時全臺灣最熱門的臺中七期重劃區;此反差結果,有助於投資人重新思考投資房地產的關鍵因子,據以做出更好的投資決策。 The purpose of this paper is to explore how investors should identify key factors affecting the districts of real estate prices and make the best investment decision possible. My analysis from a website focuses on comparing the price increase in 2008 and 2019 in the most popular place in Taichung's 7th Redevelopment Zone and Luzhou and Tucheng in New Taipei City, where no investors would look into due to its poor living environment, unsafety, and citizens’ personal behavior. In my collected data, the results actually show that Tucheng and Luzhou’s percentage of price increase and gains are much greater than Taichung's 7th Redevelopment Zone in the year intervals 2008-2019. Therefore, investors should not always overlook areas that are poorly-conditioned. I hope this paper can help investors rethink the factors used in making the best possible choice in the future when investing in houses. |
