Abstract: | 不動產是我們生活的必需品,而且是重要的財產與投資保值工具,其是屬高度耐久財,因而如何提升不動產價值,是個重要的議題。
本研究通過蒐集資料與文獻,瞭解消費者對建築物價值重視的項目,結合研究者多年來的建築經營與營運管理等實務經驗,進而一步提出提升不動產價值管理之研究架構;本文的提升不動產價值管理模式,包含了內在與外在兩大架構,內在架構包含結構與外觀、機能、效能及安全等四個構面;外在架構包含環境、交通及管理等三個構面。 本研究以提升不動產價值管理為基礎,通過研究者實際參與之個案進行驗證,本研究架構的可行性,有助於實務界與學術界的參考。 Real estate is a necessity of our lives, and it is an important property and investment hedging tool. It is highly durable, so how to increase the value of real estate is an important issue. This study collects data and literature to make consumers understand the value of buildings, combined with the practical experience of the researcher's construction management and operation management for many years, and then proposes a research structure to enhance the value management of real estate. The management model mentioned in the article is divided into internal and external architectures. The internal architecture includes four aspects: structure and appearance, function, performance and security. The external architecture includes three aspects: environment, traffic and management. This study is based on the management of real estate value management and verified by the actual participation of researchers. The feasibility of this research structure is helpful to the practical and academic circles. |
