摘要: | Recently, real estate prices have risen abnormally in Taiwan year by year. The problem is that average and median income people cannot buy their own houses even if they are striving for owning houses. Especially in Taipei, the average price of a 3-bedroom apartment is NT$30 million (=US$1 million) even if it is a 30 to 40-year-old house. On the other hand, the median annual income including bonuses and others NT$501,000(=US$16,700), average annual income of NT$650,000(=US$21,666) in 2020, which means Taiwanese need to pay the full amount of their 50-year annual income to the house in Taiwan. Some people want to buy a house not only for living by themselves, but it is also because of Taiwanese culture, such as protecting their face, for social status, or for marriage. If you have no house, you cannot get married in Taiwan because of its old culture/custom. According to Global Property Guide, Taiwan is one of the worst places for property owners and real estate investments in the world because of the lowest yields (Small rent as return ÷ High price house). Generally, and traditionally, living costs in Japan are higher than in Taiwan. However, if you look at real estate prices in Tokyo, Japan, a 3-bedroom price is between US$500,000 to US$1.5 million for a new house. If you look at the second-hand market, the price is between US$100,000 to US$500,000 or you can even find it lower. But even though house prices in Japan are lower, Traditional Taiwanese banks do not want to lend money for overseas investments. Japanese banks also do not want to lend money to foreigners, especially those who do not have jobs/businesses in Japan. Another problem is the language barrier between Taiwan and Japan, especially in the real estate industry. The real estate industry is traditionally focus on the domestic market. There are not many people who can speak a foreign language in this industry. Our company name is JT Connect. JT stands for Japan/Taiwan. We are the one-stop service provider for cross-border real estate transactions. Our vision and mission are to help Taiwanese people and contribute to Japanese society. Provide solutions, reasonable & affordable houses in Japan to the Taiwanese people who are median and average income, people who cannot afford a house in Taiwan. There are some people who want to sell houses in Japan as well. By connecting both nations, we can contribute to both societies. For financing, we will help you to find new financial solutions by partnering with a funding platform on top of or instead of traditional financing. We can assess real estate risks in Japan utilizing our specialized market knowledge and it will help to mitigate the investment risks for the funding platform investors. It will make it easier to get financial support. Our primary target countries are Japan and Taiwan because of selection and concentration, specializing in specific fields, at the first stage. Once our business has been stable, we can expand this business geographically such as Southeast Asia, North America, and Europe in the future. |
