在台灣高齡化趨勢下護理之家之長照市場需求與營運成本分析

Abstract

台灣已於2018年正式成為高齡社會國家，於是國內多家長照中心與護理之家林立，(65歲以上高齡人口比例超過14%)，設立護理之家與長照中心不只需要投入相當大的營運成本，其法規限制條件亦相對嚴謹，故本研究旨在研究分析於現行的環境下，護理之家是否還有其市場需求，設立護理之家是否可行，且其營運是否能獲利。 此外，因護理之家與長照中心收治之個案有絕大的重疊性，故整體之市場分析須同時考量到兩種機構，包含整體環境、營運的競爭性、挑戰及營運策略等，以前述考量並以台北市與新北市為基準來計算整體營運成本及獲利績效預估，以作為前期基礎資料。 在這份前期基礎資料裡，會預估整體之營運資金計算給相關有興趣之投資方，藉以了解在台北市與新北市設立護理之家究竟需要準備多少資金投入，護理之家應如何設立，作為投資方是否投入設置護理之家的參考。總結此前期基礎分析資料，在現行的環境下仍有護理之家之市場需求，且在設定之條件下仍可獲利，然而現實環境下是否可行，仍需仰賴詳細之市場與營運導入計畫，而此計畫並不包含在此次的研究中。

There are lots nursing home and long-term care institute around Taiwan since our country officially became an aging society in 2018 and projected to become a superaged society in 2025. Because the invest to the nursing home is huge and the health industry is highly regulated, so this thesis aims to analyze whether the market still have room for set up the nursing home and will running a nursing home is feasible and profitable. Further, the segmentation of both nursing home and long-term care institute are highly duplicate. So the overall analyze of environment information, management competition, challenges and strategies will cover both institutes, and base on that to provide the detail cost analysis and financial forecast as the pre-liminary information for Taipei City and New Taipei City. During the pre-liminary study, we will provide the overall invest capital of Taipei City and New Taipei City to the investor to understand how much and what have to do for setting up the nursing home. Based on all the analysis, we conclude running a nursing home at current environment is feasible and seems profitable base on the pre-liminary study. However, we still leave a question mark on the realistic environment since it may take more consideration and deep dive on the detail marketing and implementation plan that do not include in this study.
