摘要: 本研究主要就台灣在少子化及高齡化的人口結構下與台灣的銀行業一直困在利潤過低以及利差過小的模式中,如何在開創新的銀行務與配合政府『十年長照』計畫下研究高齡化社會之金融產品:逆向住宅抵押貸款。研究比較各國逆向住宅抵押貸款的優缺點及目前台灣各銀行所推出的逆向住宅抵押貸款的施行現況,探討銀行如何藉由逆向住宅抵押貸款商品取得新的經濟成就方式,創造銀行的經濟價值,並滿足社會的需求。
In 2011, the number of people in Taiwan over the age of 65 had reached 3.32 million, accounting for 14% of the total population, achieving the threshold of an aging society as defined by the United Nations. By 2026, the elderly population is estimated to increase to 4.881 million and 20.6%, reaching the threshold of a hyper-aged society. In our rapidly aging society, the financial needs of the elderly have become a serious issue. In 2016, each elderly person was supported by 5.6 young adults; by 2061, this number will drop to 1.3 young adults for every elderly person. With demographic trends leaning towards low birth rates and hyper aging, existing family support systems have dissolved, leading to a lack of adequate care for the elderly. Elderly people must utilize their assets to generate cash flow in order to overcome poverty as they no longer earn income after retirement and are unable to rely on familial support
The “Reverse Mortgage Loan” project assists elderly owners in transforming their houses and land into monthly annuities, which provides an alternative source of cash flows, stabilizing living conditions for the elderly, achieving aging in place and fulfilling goals of social welfare.
Taiwan's banking sector has been stuck in a cycle of under-profit and underpricing, meaning that banks are seeking short-term performance enhancements rather than long-term social impacts. This study examines how banks can achieve better economic performance and meet community needs through providing reverse residential mortgage loans.
