摘要: | 我國政府自90 年貣制定綠建築評估系統,並推動綠建築技術之落實,為了適應各種不同類型之建築,近年來內政部建築研究所更制定了綠建築家族評估系統,針對不同類型的建築物適其適所讓體制更加完善。目前根據建築技術規則規定公有建築物五千萬以上採取強制規定執行,民間單位則維持自願性申請之制度。
本研究根據兩棟大型既有商辦大樓,探討其綠建築標章之改善前後之用電之節約效益是否符合初期投入之成本。根據本研究之案例實證希望能確切提供建築物所有者及管理者是否要執行既有建築之綠建築改善,促進綠建築更新之意願,打造永續之理想城市。 根據案例實證之結果可以發現取得黃金級之既有建築A 金融中心綠建築之改善節能效果卓越,改善後與經濟部工業局提供之辦公大樓參考節能值相較為低,且只需要2.5 個月即回收即投入之成本。而取得白金級之B 金融中心則改善前與改善後之建築耗電強度(Energy Use Intensity, EUI)則比工業局提供之辦公大樓參考節能值稍高,由於B 案初期投入成本高昂,造成後續節約之電力能源稍不符合經濟效益之狀況。 本研究提出之A、B 兩棟建築節能率分別為33.1%及25%,皆有明顯效益,且實際上B 金融中心大樓樓地板出租率增加17.71%,租戶員工人數也在同一期間內增加了19.61%,尚能有1/4 節能之成效,兩個案例之投入成本在2.5 個月及17 個月回收,指出既有辦公大樓取得綠建築標章具有經濟效益。 Since 2001, Our government has developed a green building evaluation system and promoted the implementation of green building technology. In order to adapt various types of buildings, the Institute of Architecture of the Ministry of the Interior has also developed a green building evaluation system for different types of buildings. These right facilities will make the system more perfect. Currently, according to the rules and regulations of construction technology, compulsory construction is required for more than 50 million public buildings, and non-governmental organizations remain a voluntary application system. Based on the two large existing commercial buildings, this study explored whether the savings from the use of electricity pre and post the improvement of the green building mark were in line with the cost of the initial investment. According to this case study, we wish that it will provide an accurate picture of whether the building owners and managers should implement the green building improvement of existing buildings,promote the willingness of green building renovation, and create an ideal city for sustainable development. According to the results of the case studies, we found that the green building of the financial center that has acquired the gold grade has excellent energy-saving effect.After the improvement, it is lower than the reference energy-saving value of the office building provided by the Industrial Bureau of the Ministry of Economic Affairs. It only takes 2.5 months to reward the cost of input. While the Platinum Class B financial center, the Energy Use Intensity (EUI) pre and post the improvement is slightly higher than the reference energy value of the Office Building provided by the Industrial Bureau. Due to the high input costs in the early stage of B, the saved power energy is slightly inconsistent with economic efficiency. The energy conservation rates of buildings A and B proposed in this study were 33.1% and 25% respectively, all of which have obvious benefits. In fact, the occupancy rate of buildings in B financial center buildings increased by 17.71%, and the number of tenant employees also increased 19.61% during the same period, still able to have a 1/4 energy saving effect. The input costs of the two cases were rewarded in 2.5 months and 17 months, indicating that the existing office buildings have obtained economic benefits due to green building marks. |
