摘要: 本論文基本研究A企業如何從微小跨國出口貿易到家庭代工坊成長到興建廠房自主生產加工的家族事業跨越領域進入教育事業延伸到土地開發、興建住宅社區的在地知名企業之一。歷經超過四十年的淬鍊,一路的挑戰、一路的調整、同步全球市場的趨勢在同業領域中持穩的延續多元發展經營,從政府把關甚嚴的國土政策中找到可以轉型的機會切入,整合農地達到最低要求面積門檻10公頃以上,再從現行規範的法規條例中達到申請要求並能符合專家學者委員們各種挑戰與質疑,實質達到環保生態、配合政策及法令規範變更成低密度綠色無障礙住宅社區,附帶完整配套的生活機能規劃同時也能提供國際級教育連結與未來發展的優質途徑。就因為有超過二十年連結美英澳的辦學經驗,加上歷經超過十年的土地整合、施工、改良、地目變更、規劃住宅社區的實戰經驗,這些經歷與跨產業的企業經營模式,以不同時間截點的全球化大環境為背景對比當下教育中心及開發土地發展的方向,研究傳統單一性質產業的營運模式何轉型? 以本研究發現,跨領域發展雖有相當高的風險但同時也能有機會開闢成功之路。本論文以經驗總結法研究企業的經營歷程,推判未來的十至二十年能否延續相同還是不同的營運模式繼續發展以土地開發為主體的多元項目經營? 因土地開發所需時間甚久,所以必須在開發期間有效善加利用閒置土地空間並發揮其經濟價值。發展能提供當下符合市場需求及同步全球化趨勢的可永續經營項目。
This paper is to summarize a company’s journey transforming from small grew to manufacturing then to China and ventured into education service industry in Taiwan follow by later taking the key-turning transition to property development with community planning and building. Striving over forty years with countless challenges and constant adjustments, moving simultaneously with the global trend, maintaining stable and diversified growth among peers and competitors, being able to find transforming points from the highly regulated land policies by the central and local government, consolidated over ten hectors of agricultural land as the minimum requirement complying the guidelines and regulations to submit property development application, being able to prevail upon challenges and questions from experts and scholars, being environmental friendly, complying to government policies and successfully converted the property from agricultural zoning to commercial and residential zoning in addition with the international linkage to world class education entities. It’s all because this organization had over 20 years of experiences collaborating with institutions and universities overseas, also at the same time with construction companies, property development consultants, community planning teams and architectural designing teams. It’s the cross-industrial business model intrigued this study utilizing the empirical summary approach comparing the macro economic environment as background references which lead to study how the operation was transformed from the trading business to manufacturing to education then to property development projects and had complied all the governmental regulations even meeting the local expectations on the environmental and eco-sustainability issues. Most importantly to take the educated guess whether it will be a sustainable direction to maintain with the same business models for the next ten to twenty years base on property development to diversified projects to manage. Due to the lengthy processing time, it really makes sense to utilize the vacant lots to fully explore the possibilities of the potential value. And to further explore more effective methodology on investing and transforming the managing models which will be able to generate more returns. At the same time this study will provide this organization recommendations which will be more pragmatic meeting the market needs and synchronizing to the global trends to develop projects and operations which will allow this organization to become a sustainable development.
