dc.description.abstract本研究探討了「永生好宅」這一創新居住模式如何將環境、社會與治理(ESG)標準融入建築業的商業運營和設計策略中。在面對環境變化、人口老齡化以及百歲人生時代來臨,加上智慧科技應用的背景下,本研究歸納出未來建築業須滿足的五大核心指標:全齡、健康、永續、智慧和安全。
通過分析三個現有案例(陶朱隱園、Van B與Kampung Admiralty),深入探討了ESG整合、永續創新、價值鏈重構、市場定位等關鍵議題。藉由探討一個未來可能實現的永生好宅案例,研究結果表明,"永生好宅"模式展示了一種系統性的ESG整合方法,實現了環境、社會和經濟效益之間的動態平衡,並通過價值鏈重構提升了運營效率和市場表現。
此外,研究發現「永生好宅」採用了多層次的市場定位策略和共創式的服務創新模式,青銀住宅共居(Co-living)共用的概念,促進了組織學習與能力建設,並開發了創新方法來量化和管理其社會影響力。
基於研究結果,本文提出了一系列管理建議,包括全面整合ESG標準、加大創新技術投資、採用生命週期管理方法、強化利益相關者參與、培養跨學科人才等。本研究為建築業的永續發展提供了新的理論視角和實踐指導,為未來研究開闢了廣闊的方向。

dc.description.abstractThis study examines the manner in which the innovative "Infinity Residential" model incorporates Environmental, Social, and Governance (ESG) standards into architectural business operations and design strategies. In the context of environmental changes, an aging population, the advent of the 100-year life era, and the application of smart technologies, this study identifies five core indicators for the future construction industry: age-friendly, health, sustainability, intelligence, and safety.
Through the analysis of three existing cases (Tao Zhu Yin Yuan, Van B, and Kampung Admiralty), the findings indicate that the "Infinity Residential" model demonstrates a systematic approach to ESG integration, achieving a dynamic balance between environmental, social, and economic benefits while enhancing operational efficiency through value chain reconstruction.
Furthermore, the research reveals that the model adopts a multi-layered market positioning strategy and promotes youth-elderly co-living (Co-living) concepts.
Based on the findings, this paper proposes a series of management recommendations, including comprehensive ESG integration, increased investment in innovative technologies, adoption of life-cycle management approaches, strengthened stakeholder engagement, and cultivation of interdisciplinary talent. This study provides new theoretical perspectives and practical guidance for the sustainable development of the construction industry, while opening up broad directions for future research.
