dc.description.abstract人口統計與房屋價格的關係是多維度且互動性強的。人口統計變數,如人口數量、結構(包含年齡、性別、收入分布等)、增長速度以及人口流動,都會對房價產生影響。人口數量與房價之間存在著需求關係,人口增加通常會提升對房屋的需求,導致房價上升。反之,人口減少可能導致房屋需求減少,進而壓低房價。此外,人口結構的變化,如老年人口的增加或減少,也可能影響對房屋的需求和房價。
其次,人口收入水平與分布也影響房價。收入較高的地區,人們更有可能購買或投資房屋,從而推高房價。反之,收入較低或收入不均的地區,房價可能相對較低。
最後,人口流動也影響房價。例如,城市化進程中,人口從農村向城市流動,這種現象可能增加城市房屋的需求,從而推高房價。相反,人口從城市向鄉村或其他地區流動可能會使城市房價下降。
這些因素相互交織,對房價產生綜合影響。透過本文提供的文獻以及假說,後續研究者能夠更好地理解和預測房價的動態變化,並制定相應的房地產研究與政策。

dc.description.abstractThe relationship between population statistics and housing prices is multidimensional and highly interactive. Population demographic variables, such as population size, structure (including age, gender, income distribution, etc.), growth rate, and population mobility, all have an impact on housing prices.
There exists a demand relationship between population size and housing prices, where an increase in population typically leads to higher demand for housing and subsequently drives up prices. Conversely, a decrease in population may result in reduced housing demand, leading to downward pressure on prices. Additionally, changes in population structure, such as an increase or decrease in the elderly population, can also influence housing demand and prices.
Moreover, population income levels and distribution also play a role in housing prices. Areas with higher incomes are more likely to witness greater housing affordability and investment, thereby driving up prices. Conversely, areas with lower incomes or income inequality may experience relatively lower housing prices.
Furthermore, population mobility also affects housing prices. For example, in the process of urbanization, population movement from rural to urban areas can increase the demand for urban housing, consequently pushing up prices. Conversely, population movement from urban to rural areas or other regions may lead to a decrease in urban housing prices.
These factors interact with each other, collectively influencing housing prices. By utilizing the literature and hypotheses provided in this article, future researchers can gain a better understanding of and predict the dynamic changes in housing prices.
