| dc.description.abstract | 本研究主要探討桃園市區段徵收案例中興建交通建設對附近房價的影響。區段徵收在都市交通建設中扮演重要角色,對當地社區發展和居民生活品質有深遠影響。過去的研究多針對制度、法規和徵收正當性探討,但在興建交通建設對周遭影響的研究結果並不一致。一方認為交通建設帶來的便利性會提高房價,另一方認為可能導致房價下跌。
本研究針對桃園市興建機場捷運的區段徵收案例進行研究。參考雙重差分法建立實證模型,以利估計交通建設對宣布建設前後以及受影響區域內外的不動產價格變動。過去的文獻爭論主要集中在兩個觀點間,一方認為交通建設吸引貧窮族群入住並可能降低房價,另一方認為提高交通便利性會吸引中產階級居民並推動地區經濟增長。 本研究深入分析相關文獻並提出更全面的觀點,認為影響因素應考慮地區的繁榮程度、交通選擇的多樣性以及現代居民對交通便利性的需求。並考慮到現代台灣交通選擇多元化的發展,如共享汽機車、Uber等服務的提供,可能降低對傳統大眾運輸的需求。而結合以上觀點,提出桃園市區段徵收的交通建設案例中,對於週遭附近的房價沒有顯著影響之假說,並期許未來研究可驗證此假說。 本研究的結果將對城市發展、交通規劃和房地產市場具有重要意義,為政府、不動產投資者和土地開發商提供決策依據和規劃指南。最終目的是深入了解桃園市區段徵收案例中興建交通建設對附近房價的具體效應,以提供更精確的結論。 | zh_TW |
| dc.description.abstract | This study primarily investigates the impact of constructing transportation infrastructure through eminent domain on nearby property prices in Taoyuan City. Eminent domain plays a significant role in urban transportation development and has profound effects on local community development and residents' quality of life. Previous research has mainly focused on institutional regulations, legitimacy of eminent domain, and the impacts of transportation construction on surrounding areas, yielding inconsistent findings. Some argue that transportation infrastructure brings convenience and increases property prices, while others suggest that it may lead to a decline in property prices.
This study focuses on the case of eminent domain for the construction of the Taoyuan Airport MRT in Taoyuan City. The differences in property price changes before and after the announcement of the construction and within and outside the affected areas are estimated using the difference-in-differences method. Past literature has mainly debated between two perspectives: one suggesting that transportation construction attracts low-income populations and potentially reduces property prices, and the other arguing that improved transportation accessibility attracts middle-class residents and promotes local economic growth. This study conducts an in-depth analysis of relevant literature and presents a more comprehensive perspective, considering factors such as regional prosperity, the diversity of transportation choices, and modern residents' demand for transportation convenience. It also takes into account the diversified development of transportation choices in modern Taiwan, such as the availability of shared cars, motorcycles, Uber, and similar services, which may reduce the demand for traditional public transportation. The findings of this study will have significant implications for urban development, transportation planning, and the real estate market, providing decision-making support and planning guidelines for the government, real estate investors, and land developers. The ultimate goal is to gain a thorough understanding of the specific effects of constructing transportation infrastructure through eminent domain on nearby property prices in Taoyuan City, aiming to provide more accurate conclusions. | en |
