dc.description.abstract | 數字偏好是一個獨特而又有趣的社會文化議題,在華人文化圈裡,人們通常喜歡數字「8」而討厭數字「4」,這表明了對吉利的偏好與對不吉利的迴避,充分體現了華人「趨利避害」的心理。
在現實生活中,常常出現數字偏好影響廣大民眾決策的實例,特別是金額非常大的房地產投資決策。為了研究傳統文化影響下數字偏好行為是否會在房地產市場上的價格體現出來,本文運用計量的方法,探求數字偏好對房地產價格的影響及其對應的規律。具體來說,本文選取了台北市2012~2017年二手房交易數據,運用特徵價格模型(hedonic price model)定量研究樓層尾數含數字「4」和「8」對住宅價格的影響。結果發現,樓層尾數含不吉利數字「4」的住宅價格低於其它樓層的;但樓層尾數含吉利數字「8」對住宅價格的影響不顯著。結果表明,在購買住宅這個金額頗大的投資決策時,人們更在意不吉利數字對心理層面的影響,或者說會利用不吉利數字來獲取更大的議價空間。另一方面,樓層尾數是吉利數字雖然聽起來很好,但是實務中,並未發現人們為此付出更高的價格。 總之,「數字偏好是否會真的影響華人購買住宅的價格」這一問題不僅是一個有趣的文化關聯的定價問題,更可作為受中國文化影響的人們在購買或出售住宅時的議價參考。 | zh_TW |
dc.description.abstract | Chinese regard the number '4' as unluckiness because it sounds like the word for 'death'. On the other hand, the number '8' is lucky number because its pronunciation is similar to the word for 'fortune' in Cantonese.
In order to investigate the impact of 'luckiness' in the real estate market, the hedonic price model is estimated using a sample of secondhand apartment transactions during 2012–2017 in Taipei city. The results show that, the prices of secondhand apartments located on floors ending with '4' are lower than on other floors. But there is no price premium for the lucky number '8'. | en |
