摘要: | 協同住宅(Cooperative Housing)從1970年代左右開始在許多國家盛行,其透過多戶共同負擔購買土地的費用,以不比市價更高的花費,使住戶共同合作建造一個社區。住戶從專案最初即開始參與,其角色由一般買家轉為業主,與其他住戶共同提出對未來生活的願景與理想,參與社區整體設計,並能夠自由的決定自家內部的設計,且透過各種活動認識未來的鄰居,建立社區意識,能夠提供大部分人所需要的社交圈與公共空間之外,亦提供一個隱私、舒適且獨一無二的家。然而,協同住宅之設計過程繁瑣,建築物複雜度高,討論與找到大家同意的解決辦法需花費非常高的時間與精力成本,使得大部份建築師與居民不願意參與。
隨著建築資訊塑模(Building Information Modeling,BIM)技術的進步,除了單一模型作業能夠節省時間、減少錯誤、提供即時視覺化之外,瀏覽的功能越來越便利,能夠與許多不同的介面整合。因此,為使得協同住宅之參與式設計流程更為簡便,本研究透過案例分析瞭解協同住宅在設計階段之問題,探討建築資訊塑模在協同住宅專案中的應用。傳統BIM多在營建產業中提供專業人員使用,但參與協同住宅設計之成員大多為非營建專業人員。故本研究將BIM之應用由營建產業之間的合作,向業主(同時為未來使用者)端移動,以非營建專業人員之立場探討如何將業主群納入其中,並基於所得結果設計一個合作的平台:Co-BIM,提供未來住戶與建築師之間溝通、記錄、展示模型、查看與展示進度之用。 協同住宅透過Co-BIM平台的輔助,可得到以下效益:時間花費相對減少、來回現場討論次數減少、成本控制更精確、設計進度與過程透明化、能夠便利地與其他分析軟體結合應用等等。這使得完成協同住宅之難度降低,一般民眾與建築師更願意參與。期待翻轉「人去適應建築物」之現象為「建築物適應使用者」,回歸「建築原本即是基於人類需求而產生」的理想狀態。 Cooperative housing has been developed since 1970s. By sharing the cost of land purchase and shared facilities, people who cannot afford buying a residence can design, build or renovate a community and their units together by their own will. The role of future-residents has changed from buyers to owners who can design their own homes. It requires professionals, a series of activities and a good education program to help them from preparation to maintenance. The most important aspects of the process of working on the project together are that future-residents know each other and build up community consciousness, providing them with a sense of security. However, the high cost of time and effort for both residents and architects is a big obstacle to building such community. Building Information Modeling (BIM) has contributed new tools and created more possibilities of cooperation between architects, engineers and contractors. The effect is more obvious in complicated projects and includes less mistakes, reduced time, more accurate design, real-time visualization, etc. Nevertheless, owners are not addressed in the BIM cooperation and the process usually becomes a black box for the owners because of information intransparency. Cooperative housing focuses on the owners (a group of clients) during the design process and creates better community life, but is very complicated. BIM technology may provide a better way for the future-residents to participate. This paper is aimed to introduce BIM technology into the cooperative housing design process and prototype Co-BIM, a cooperating platform, to support the future-residents and architects during the cooperative housing design process. |
