摘要: | 中國房地產經過40年的蓬勃發展,與國民經濟和老百姓的生活聯繫日益密切,所以,在這個行業中企業的發展空間也逐漸縮小。而且此時國家的政府部門也開始對這個行業進行重點關注,從政策上給出了一些要求。“房住不炒”成為房地產的發展基調。而中國的城鎮化進程進一步加快,近年來放開的“二孩”政策,大型城市集群的逐步形成,使得城鎮住房需求仍舊旺盛,這一系列的因素也影響著中國房地產市場的發展。
長三角城市無錫地區2019年房價處於“補漲”階段,不少房地產商蜂擁而至,致供需市場兩旺,房價的上升幅度超出預期。鑒於此種現象,當地的政府部門制定了相應的措施對其進行干涉,比如減少關於房地產行業的土地審批,政府的這項措施使得房地產行業的前景更加糟糕。必須承認的是這既是一種挑戰也是一種機遇,房地產公司只要能準確洞悉外部環境的變化及時調整公司的策略,制定詳細地應對之策,就能在激烈的競爭中立於不敗之地。 在本次的論文中,選擇對無錫 KY房地產開發有限公司進行研究。本文在回顧和梳理相關理論文獻的基礎上,運用PEST分析方法對KY公司的宏觀環境進行了系統的分析。運用波特五力分析法對KY公司的每個方面都進行研究,包括:1,同行業的競爭;2,資源的競爭;3,供應商的議價水準;4,消費者的議價水準 。利用SWOT這種分析手法,不論是對公司的優點,還是缺點,都進行了詳細的說明,建立了KY公司的SWOT分析矩陣。進一步選擇KY公司將採用的戰略類型,明確KY公司的發展戰略目標。在選擇了發展戰略目標的基礎上,從技術、產品、投資、市場營銷等方面制定了發展戰略的實施計劃。在此基礎上,企業從各個方面都制定了詳細地應對之策,體現在以下幾個方面:1,對公司結構進行整改;2,保證資金充足;3,進行人力資源建設;4,創造企業特有的文化氛圍;5,對企業的發展策略進行調整等。 在本次的論文中,對房地產行業的分析,是全面系統的。KY公司代表了一些中小房地產企業的成長之路。所以,選擇了對其進行相關的研究。在房地產業發生變化的今天,對中小房地產發展戰略的制定和實施具有一定的現實意義。 After 40 years of vigorous development, China's real estate has become increasingly connected with the national economy and the lives of ordinary people. Therefore, the development space of enterprises in this industry has gradually narrowed. At this time, the government department of the country also began to pay special attention to this industry, and gave some requirements from the policy. 'Do not live in real estate' has become the keynote of real estate development. The process of urbanization in China has further accelerated. In recent years, the 'two-child' policy, which has been liberalized, and the formation of large-scale urban clusters have made urban housing demand still strong. This series of factors has also affected the development of China's real estate market. Housing prices in the Yangtze River Delta city of Wuxi in 2019 are at a 'complementary rise' stage, and many real estate developers flock to them, resulting in a booming supply and demand market, and the rise in housing prices has exceeded expectations. In view of this phenomenon, local government departments have formulated corresponding measures to interfere with it, such as reducing land approvals for the real estate industry. This measure by the government makes the outlook for the real estate industry even worse. It must be acknowledged that this is both a challenge and an opportunity. As long as real estate companies can accurately understand the changes in the external environment and adjust their strategies in a timely manner, and formulate detailed responses, they will be invincible in the fierce competition. In this dissertation, Wuxi KY Real Estate Development Co., Ltd. was selected for research. On the basis of reviewing and sorting out related theoretical literatures, this paper systematically analyzes the macro environment of KY company using PEST analysis method. Use Porter's five-force analysis to study every aspect of KY company, including: 1, competition with the industry; 2, competition for resources; 3, the bargaining level of suppliers; 4, the bargaining level of consumers. Using SWOT analysis method, both the company's advantages and disadvantages are explained in detail, and KY's SWOT analysis matrix is established. Further select the type of strategy that KY will adopt, and clarify the development strategic goals of KY. Based on the selection of the development strategy objectives, the implementation plan of the development strategy was formulated from the aspects of technology, products, investment, and marketing. On this basis, the company has formulated detailed responses from various aspects, which are reflected in the following aspects: 1. Restructuring the company's structure; 2. Ensuring sufficient funds; 3. Carrying out human resources construction; 4. Creating enterprises Unique cultural atmosphere; 5, adjust the development strategy of the company. In this paper, the analysis of the real estate industry is comprehensive and systematic. KY company represents the growth path of some small and medium-sized real estate companies. Therefore, research on it was chosen. Today's changes in the real estate industry have certain practical significance for the formulation and implementation of small and medium real estate development strategies. |
