摘要: | 建築物的生命週期主要分成規劃、設計、施工、及維護等四個階段,尤其後期的維運階段佔了建築物生命期的大部分,從成本及效益的角度來看,這是業主關注的重點。
在傳統的作法上,是以各式表單輔以2D圖面來進行維運資訊的儲存與管理,因為資訊的量大且複雜,不容易進行標準化的分類、及訂定效率化的操作流程,導致不容易被有效地整合利用。 隨著營建產業之規模增大及架構之複雜化,必須利用電腦資訊提昇產業效率,進而走向資訊化管理。在1986年,美國提出了BIM(Building Information Modeling)的想法,至今已發展為全球營建產業最重要的應用技術。BIM的技術支援項目涵蓋了整體工程的生命週期,期望利用其資訊整合及視覺化的特點,從規劃、設計經過施工再到維運來實現BIM的效益。隨著BIM的發展,而於2005年開始進行的施工營運建築資訊交換標準COBie(Construction Operation Building Information Exchange)提供了維運資訊交付的解決方案。 在建築物的維運資訊傳遞過程中,施工階段扮演了重要的角色。本研究作者為營造專案經理,關心的議題是“如何藉由一個有效率的流程及組織,完成資訊正確地交付給業主的責任”。 本研究採用文獻研讀及探討、專家訪談、個案實例演練為研究方法。先了解設施維護、BIM、COBie的意義及作法,再進行專家訪談,並同時以醫院手術室為實際演練對象,進行BIM設備維護資訊的建置。在研究過程中,發現影響施工階段的維護資訊建置效率的因素是在於維運設備的種類篩選、屬性分類原則及施工團隊成員的協同作業模式。 本研究最後提出維運設備的種類篩選、屬性分類原則、及施工階段的BIM維護資訊建置流程。 The life cycle of a building is mainly divided into four phases:planning, design, construction, and operation. In particular, the later phase of operation accounts for most of the building's life cycle. From the perspective of cost and benefit, this is the focus of the owners.. With the increase in the size of the construction industry and the complexity of buildings, it is necessary to use computer to enhance industrial efficiency and move toward information management. In 1986, the United States proposed the idea of BIM (Building Information Modeling) and it has been developed to be the most important application technology in the construction industry worldwide. BIM's technical support project covers the entire project life cycle, it is expected to use its information integration and visualization features to realize the benefits of BIM from planning, design, construction, and operation. With the development of BIM, the Construction Operation Building Information Exchange (COBie), which began in 2005, provides solutions for the delivery of information. In the stage of construction ,construction company plays an important role in the delivery of buildings’ mentance information. The author of this study is a Contrrcution Project Manager , and the topic of concern is “how to complete the responsibility for the correct delivery of information to the owner through an efficient process and organization”. This study uses literature review, expert interviews and case study as research methods. First of all, try to understand the significance of the facilities maintenance, BIM, and COBie, and then process expert interviews. At the same time, take the hospital operation room as the example to establish BIM maintenance informations of equipments. In the course of research, it was found that th efficiency factors of maintenance information establishment during the construction phase are the type filtering of the equipment, the principle of attribute classification, and the collaboration method of the construction team . In the last chapter, this study proposes the principles of filtering the equipments’ types, property classification, and the procedure of BIM maintenance information establishment during the construction phase. |
